THE PROCESS

How a building design project unfolds

Every Project is different, but the path from idea to permit follows a clear sequence. Here’s what working with us looks like.

  • We start by understanding your vision, your lot, and your budget. We assess feasibility, flag any municipality requirements, and give you an honest picture of what’s achievable before any design work begins.

  • We develop a building concept — floor plan options, massing, and overall form. At this stage we also begin integrating interior design decisions so the building is designed inside-out, not the other way around.

    At the end of this stage we engage a builder to provide initial feedback and a starting budget.

  • We refine the chosen concept into full construction drawings — elevations, sections, details, and specifications. Engineers are engaged here where required for structural, geotechnical, or energy compliance.

  • We compile all required documentation and either help you submit or provide the permit package to your builder. We then manage any back and forth with the municipality, and respond to any deficiencies until your permit is approved.

  • Once the build begins, we stay involved — answering builder questions, reviewing substitutions, and conducting design intent walkthroughs to make sure what gets built matches what was designed.

  • It depends on your municipality and the complexity of the project. We mange the process and keep things moving — and we flag realistic timelines before you commit to a builder start date.

  • Possibly — it depends on your zoning, lot size, and setbacks. A feasibility assessment will answer this quickly. Many Victoria properties qualify under current zoning rules.

  • Every project is different so we don’t publish flat rates. After a discovery call and a Prep & Plan Meeting, we provide a full proposal with a clear scope and fee structure — no surprises.

  • Absolutely. We work alongside the builder of your choice, and our drawing packages. are designed to give any contractor exactly what they need to price and build accurately.
